WORKFORCE HOUSING CERTIFICATE PROGRAM

The Workforce Housing Certificate Program (WHCP) educates Realtors® to work with first-time buyers and clients purchasing in the affordable price range (80 percent of the area median income).

This program allows people to find Realtors® who have acquired the education and skills to handle real estate transactions in the workforce-housing market. Participants must attend five workshops within two years to earn the local designation of Workforce Housing Specialist.

All workshops except the NAR Military Relocation Professionals (MRP) and Creative Lending: Financing Dreams courses are free to Canopy Realtor® Association/Canopy MLS members. Courses average three hours and are not approved for continuing-education (CE) credit unless explicitly specified.

Program benefits

The Workforce Housing Certificate Program identifies Realtors® who have committed time, obtained experience and received education in the workforce-housing market. Realtors® who complete the program receive the local designation of Workforce Housing Specialist along with the following benefits:

  • Certificate of completion and Workforce Housing Specialist lapel pin
  • Name and contact information given to partnering housing nonprofits who in turn share with their clients
  • Name and contact information listed on www.CarolinaHome.com as a Workforce Housing
    Specialist Recognition at foundation events
  • Opportunity to use the Workforce Housing Specialist logo on business cards and other promotional materials
  • Certification as a North Carolina Workforce Housing Specialist through the NC REALTORS® Housing Foundation certificate program

Workforce Housing Recertification

For graduates to remain current on affordable workforce-housing resources and issues, each graduate must attend or complete a minimum of two of the following each year:

  • Refresher workshop (refresher workshops will be offered periodically throughout the year, and information about these will be sent via email).
  • Current approved elective courses (identified throughout the year).
  • Fair Housing CE (in-person, virtual or on-demand) course through Canopy Real Estate Institute (Email Courtney McLaughlin after you have completed the class.)
  • Workforce-housing transaction: Completing a sales transaction as a buyer’s agent for an affordable-housing client as defined by HUD (80 percent of area-median income). Transactions must be completed using at least one of the following: FHA, House Charlotte, HUD-approved counseling agency, a down payment assistance program, NCHFA, USDA-Rural Development and/or VA. Appropriate documentation must be sent to workforcehousingcertificate@canopyrealtors.com.

Charlotte Family Housing is a nonprofit, faith-led private-permanent supportive housing program that provides case management, support services and rental subsidies for Charlotte’s working poor.

Charlotte Housing Authority is a nonprofit, public real-estate holding company that provides decent, safe and affordable housing to low- and moderate-income families, while supporting their efforts to achieve self-sufficiency. Over the last 12 years, it has become a national leader in mixed-income developments.

City of Charlotte’s House Charlotte Program provides down-payment assistance, closing costs and interest rate buy-down assistance to low- and moderate-income families to increase the supply of affordable housing and opportunities for homeownership. The program provides 10-year forgivable loans to qualified Charlotte residents, enabling people to purchase homes in one of 87 designated urban neighborhoods.

Community Housing Development Corporation of Mooresville-South Iredell is a nonprofit organization that aids in the provision of workforce housing to low- and moderate-income persons, along with related neighborhood revitalization to further the development of viable urban neighborhoods in the Town of Mooresville and in South Iredell County. The organization also provides homeownership education that addresses money management, credit issues, banking and saving, and managing a home.

Community Link is a nonprofit organization that enables working, poor individuals and families in the Carolinas to obtain and sustain safe, decent and affordable housing. Community Link provides effective individualized long-term services, such as financial and homeownership counseling, to break the cycle of poverty among individuals and families.

Davidson Housing Coalition is a nonprofit organization that works with the larger community to preserve and create affordable-housing options, and to prepare families and individuals for financial stability and homeownership. The organization makes single-family homes affordable through down-payment assistance and land-lease contracts. It also provides money-management and homeownership counseling at no charge for all of its homebuyers, as well as any other interested citizens.

DreamKey Partners is a development and finance corporation that exists to expand affordable and well-maintained housing within stable neighborhoods for people of low and moderate income. It partners with many organizations to buy and develop land, and to revitalize blighted properties. DreamKey Partners also provides potential homeowners with classes on responsible homeownership.

Habitat for Humanity is an independent, nonprofit, ecumenical Christian housing ministry that partners with people of all beliefs who are dedicated to the cause of eliminating poverty housing. The Canopy Housing Foundation partners with several local Habitats, including Habitat for Humanity of Charlotte, Our Towns Habitat for Humanity and Habitat for Humanity of Matthews.

NCREALTORS® Housing Foundation is a charitable organization, created by NC REALTORS®, to help more North Carolinians get into homes. NCREALTORS® Housing Foundation raises funds and, in conjunction with local Realtor® associations, makes matching grants to nonprofit and public agencies that help low- to moderate-income families with their housing needs. The organization also provides emergency-disaster relief to help with temporary housing needs and supports educational programs that increase housing opportunities.

NAR’s Housing Opportunity Program helps Realtors® and Realtor® associations make the American dream of homeownership a reality for all. The mission is to position Realtors® as leaders in identifying, developing, advocating for and promoting business opportunities, programs, products and resources that expand housing availability and ensure an adequate supply of housing opportunities in both the rental and homeownership sectors of the market.

North Carolina Housing Finance Agency (NCHFA) is a self-supporting public agency whose mission is to create workforce-housing opportunities for North Carolinians whose needs are not met by the market. NCHFA operates federal and state housing programs to provide services that range from low-cost mortgages for first-time homebuyers to helping local governments, nonprofit organizations and private owners develop affordable homes and apartments.

Prosperity Unlimited, Inc. is a not-for-profit housing and community-development corporation that provides homeownership training, financial literacy and wealth creation, and down-payment financial assistance for first-time and other low- and moderate-income homebuyers. In addition, it offers delinquency and foreclosure intervention services. Prosperity, Inc. also builds new, affordable houses and revitalizes neighborhoods.

Statesville Housing Authority is a nonprofit organization that provides affordable, quality housing, including public housing and Section 8 assistance, for low- to moderate-income individuals. In addition, the organization offers residents a Home Ownership Program and Family Self-Sufficiency Program, which assists low-income families in becoming self-sufficient and independent of all welfare and/or government assistance.

The Affordable Housing Group is a nonprofit organization that develops affordable housing and provides technical assistance to community-based and faith-based organizations in North Carolina. The organization trains and certifies housing counselors, and provides an array of other services to build the capacity of local groups and thus expand the number of organizations capable of serving the housing needs of their communities.

U.S. Department of Housing and Urban Development (HUD) is the nation’s housing agency committed to sustaining homeownership, creating affordable-housing opportunities for low-income Americans, and supporting the homeless, elderly, people with disabilities and people living with AIDS. The department also promotes economic and community development, and enforces the nation’s fair-housing laws. HUD’s Federal Housing Administration (FHA) has helped give millions of families the opportunity to pursue the dream of homeownership through education, outreach and a commitment to insuring safe, affordable mortgages.
